Park Policies

The following Rules and Regulations are part of your agreement with Route 82 RV Park for the space you have rented. Please read the Rules and Regulations very carefully and understand them; RV Park management will interpret and enforce these Rules and Regulations in a reasonable manner.

The term “RV” refers to a Recreational Vehicle, fifth wheel, and/or camper.

Rent Payment:

Rent is due on the 1st of the month (monthly tenants), and on the 1st of the week (weekly tenants). Guests must understand that if the payment is not paid on the due date, then Route 82 RV park authority/management will shut down water, sewer, electric, and cable immediately and any vehicle/RV/Motor home on the pad will be towed immediately at the owner’s expenses.

Check in time: 12:30pm Check out time: 12:00pm

Management must be notified if a late checkout is desired. Management will do its best to accommodate the guest; but reserves the right to refuse or move the guest to another site.

Quiet Hours:  9:00pm – 7:00am. Please respect your neighbors.

**No Refunds or Credit for early departure**

Maximum Occupancy:

No more than two (2) people and one pet may occupy or stay in an RV overnight without prior permission from RV Park Management.

Vehicle Conditions & Limitations:

RVs/Trailers allowed in the park that are built on the year 2009 and newar . RVs must be in good working condition and are subject to management’s discretion. RV and/or camper exteriors must be in good condition, free from rust and no window AC. Any RV is subject to Manager Approval before long-term residency. RVs being towed by a tow truck are not permitted in the park, unless the tow truck is registered to the owner of the RV and it’s the mode of movement for the trailer. A certificate of insurance for the RV must be available to Park Management; the certificate of insurance should indicated coverage for the duration of registered patron’s stay in the Park. Tents are not allowed in the park at any time to include at a site, on, or on top of any vehicle. Maximum of two cars per RV site allowed.

Water usage  limitation/Restriction:  

Each RV is limited to consume maximum of 40 gallons of water per day (no exceptions). Route 82 RV management has right to shutoff water supply/connection , if any RV guest violates water usage restriction/limitation.

Sewer Connections:

Must be water tight and park approved, complying with Texas Health Code. Water pressure regulators are recommended. Tenant is responsible for their equipment beyond point of hookup. Waste/sewage, water, or effluent from sinks, toilets or other plumbing fixtures must be deposited in dumping facility (sewer connection) only and may not deposited directly on any pavement, dirt, or vegetation. No objects that resist water (including, but not limited to, facial tissue, disposable diapers, paper towels, tampons, cotton balls, coffee grounds) should be flushed or  deposited into the system.

Site Maintenance:

RV spaces need to be kept clean of clutter. Do not place personal BBQ’s or hot items on tables or benches. No stakes in the ground are allowed at any time due to underground sprinkler system. The installation of any accessory equipment and/or structures in their site or on the property is prohibited, including ding decks. Any type of fencing, barrier, pallets, shed, canopy etc. is not permitted. No clotheslines, or other lines tied to the trees, appliances and other unsightly items outside is not allowed. No boats, ATVs, chain-link fence, Dog Kennels are allowed on or around the RV pad.  Any accessory equipment structure or appliance not in compliance with the Park’s Rules and Regulations shall by removed from the property by the Registered patron within (2) days of written/verbal notice. Patio sales, moving sales, and yard sales are expressly prohibited.

Site Noise:

Registered patrons as well as any of their guests will ensure site noise does not disturb their neighbor to include surround sound, music, and voices.

Storage:

Storage of anything beneath, behind or on the outside of the recreational vehicle is prohibited. This includes, but is not limited to, storage of boxes, trunks, wood, pipes, bottles, tools, mops, ladders, toys, paint cans or any item which is unsightly in appearance. No appliances, including but not limited to, water heaters, freezers, refrigerators, washing machines, clothes dryers, may be installed or placed outside of the RV at any time. Management reserves the right to ask any patrons to remove stored items from their site to include underneath their RV.

Speed Limit:

Observe less than 5 mph speed limit. Park management reserves the right to enforce speed limits through the utilization of surveillance tapes.

Parking:

No parking anywhere in the park, other than the reserved site(s) or the provided overflow parking areas, is allowed except by prior approval by park management. No parking in the grass, street, or vacant RV spaces. RVs and campers must be parked head in/or head out only. No sideways parking. Only one (1) RV or camper per space.

Automobiles:

No vehicle repairs, maintenance activities or fluid changes of personal vehicles are permitted.. Up to one complementary motorcycles/automobiles allowed per site. All motorcycle(s) must be registered in the RV Park office. No parking on grass or roadway is permitted at any time.

Right of Way:

No walking, playing or otherwise occupying another patron’s site.

Laundry:

Any items left in the laundry room unattended will be taken and placed into the office by management. Route 82 RV Park and its management are not responsible for any items left in the laundry room. Washing of pet bedding or other pet materials is not allowed in the laundry machines is expressly prohibited.

Wireless Network (Internet):

Registered patrons will be provided with free, but limited access to the wireless internet primarily for email communication (to check, receive and reply to emails) and light internet use. Patrons must inform park management what type of devices will be used with the wi-fi (laptop, iPad, cell phone etc.) and its MAC address (park management can help you find your MAC address from your computer). This is a must to prevent any unauthorized users from using the wi-fi and abuse it.

***At no time are registered patrons allowed to use wireless internet (wi-fi) for downloading/uploading movies, playing video games, listening to music, video streaming or any other such activities.

Users also agree that use of the Route 82 RV Park free wireless network is at the user’s sole risk and agree to release, indemnify, and hold harmless the owners, owner’s agents, and/or park management from any damage that may result in the use of the wireless access. Furthermore, while using the wireless network, the guest acknowledges that he/she is subject to and agrees to abide by all laws and all rules and regulations of the City of Savoy, Fannin County, State of Texas, the federal Government. Route 82 RV Park Management reserves the right to suspend or terminate registered guest access to the wireless network if they violate any of these provisions. No representations or warranties, either expressed or implied, are made regarding the operations of the wireless network. Route 82 RV Park, its owners, and agents shall not be liable for any damages of any kind that may result from the use of this Wireless network. Viruses, security, and privacy protection is the responsibility of the user.. Route 82 RV Park assumes no responsibility for any alterations or interference with a laptop, phone, tablet, desktop or other electronic device’s operation or data files resulting from connection to Route 82 RV Park’s wireless network. Route 82 RV Park is not responsible for damage, theft, or loss of any kind to a user’s equipment software, data files or personal property that may occur as a result of using the Park’s wireless access. Operations of this wireless network are provided as is and there are no warranty made that they will be free from errors and interruptions. RV Park Management may shutdown the wireless internet system from time to time for repairs and upgrades.

Trash:

Trash must be in the proper trash/garbage bag and registered patrons and/or their guests are responsible for disposal of their trash into the designated trash dumping bin/place. Garbage must be wrapped and, with other refuse, must be kept inside the RV until deposited in the designated refuse bins. Placement of landscaping, pruning, or other yard waste into the refuse bins is prohibited. Bringing trash from outside the Park to dump into the Park’s bins is prohibited. Construction debris (material), large items such as mattresses and appliances, electronics to include computers, monitors, printers, televisions, and/or radios etc. are not to be disposed of in the bins. Dumping of personal garbage in the restroom receptacles is prohibited.  Storage of pet waste on-site around or underneath the RV is expressly prohibited.

Children:

All children under the age of 12 should be accompanied by parent or guardian at all times.

Pets:

The types of pets permitted are: a domesticated bird, cat, dog, or aquatic animal kept within an aquarium. No more than one pets per site (excluding fish in an aquarium) unless prior written approval is received from Park Management.  Pets must be kept on a leash at all times; no exceptions. Should the owner need to go inside the RV or leave the site the pet must be placed inside the RV. There are no pets allowed in the office, and laundry room. Please clean up after the pet. If it is determined that the pet is not being cleaned up after, a verbal reminder will be given by management to the owner. Two reminders could result in eviction from the park. All pets must be up to date on vaccines with proof provided to management and kept on file. Leaving pets unattended at the park is forbidden. Pets may not disturb other residents with barking, growling, and/or yipping. Non-house pets are prohibited under any circumstances. Strange and exotic pets are not permitted. Pit bulls, Chow Chows, Rottweilers, Doberman Pinchers and other aggressive breeds are manager’s discretion on a case by case basis.

Alcoholic Beverage:

Alcohol consumption in public display is not permitted. Patrons may consume alcohol inside their trailer/RV , but must remain out of sight.

Fire & Smoking:

No smoking is permitted inside any of the park facilities. This includes the restrooms, office area and laundry. No open fires are permitted in the park .

 Marijuana:

Use or possession of Marijuana (medical or recreational) is strictly prohibited on Route 82 RV Park property. Any violators will be asked to leave the park immediately. This including growing or storing marijuana in, on or under their RV or other vehicle.

Conduct:

Actions by any person (as determined by Park Management) of any nature which may be dangerous or may create a health and safety problem or disturb others is not permitted. This includes, but is not limited to, any unusual, disturbing or excessive noise, intoxication, quarreling, threatening, fighting, immoral or illegal conduct, profanity, or rude boisterous, objectionable or abusive language or conduct. Persons under the influence of alcohol or any other substance shall not be permitted in any area of the Park which is generally open to all tenants, occupants, and their guests. The Property and Registered patron’s recreational vehicle shall be used only for private residential purposes, and no business or commercial activity of any nature shall be conducted thereon.

Video Surveillance:

Route 82 RV Park has 24hr video surveillance. Route 82 RV Park owners, managers, and/or agents do not guarantee the video surveillance system will capture everything that occurs in the park.

Firearms/Fireworks and Dangerous materials:

Absolutely no discharge or use of firearms or fireworks is allowed.
No possession or use of firearms, weapons, and/or explosives are permitted to be within or used in the park, in a vehicle of any kind, or on the person of any registered patron or guest. Storage and/or utilization of fireworks in the park are expressly prohibited. Anything which creates a threat to health and safety shall not be permitted on the Premises. No flammable, combustible, or explosive liquid, material chemical or substance (except those customarily used for normal household purposes which shall be properly stored within the RV, may be stored on the Property and then only in quantities reasonably necessary for normal household purposes.

Solicitation:

Throw-away newspapers, distribution of handbills, notices, or advertisements, and door-to-door selling or solicitation are not permitted without Park Management consent. All salespeople must make individual appointments with the registered patron concerned or interested.

Refusal of Service:

Route 82 RV Park and its management reserve the right to refuse service to anyone and to ask anyone to leave the premises. Furthermore, Route 82 RV Park Management reserves the right to refuse services to current and returning guests that have violated our rules and regulations and/or have vacated the park without paying any/all fees. Ex-contractors/employees must inform and get permission from the management prior to visit any patrons in the park.

These rules may be amended by management without prior notice to residents or guests.

Liability:

The owners to include the Route 82 RV park, their directors, representatives, officers, employees, and agents/managers assume no responsibility or liability for the safety and security of guests (campers)/visitors and their personal property, including RV and/or Vehicle, for accidents, injuries, or loss of property including theft, fire, flood, wind, or any act of God that may occur within the resort. Registered guests and all other users of this property are liable for any damage done on or to the property.
